This is also a fast track strategy and allows the build to commence before the design is complete. As with Management Contracting, the Construction Manager is appointed to manage the contract in return for a fee. In contrast to the Management Contract, the Employer takes out direct contracts with each of the Trade Contractors.

Roles
• The Construction Manager assists the design and becomes more dominant as the project develops. They are responsible for the management of the process, co-ordination and timing. All instructions come from Construction Manager and must be followed
• The Architect/Designers are responsible for the design

• The Construction Manager is not liable for the defaults of the Trade Contractors, the Client is
