With traditional contracting the Builder produces the Architects’ design for a fixed price. The Client employs the Architect to manage the construction and the Builder is normally selected through a tendering process.
Employment
The Client employs all professionals directly; the Architect, Quantity Surveyor, Engineers and Builder
Roles
• The Architect converts the overall requirements into simple instructions, leads the design team and manages the relationship between Designer and Builder. The Architect acts directly on the Clients’ behalf
• The Builder manages the various trades and produces the Architects’ design
• The Quantity Surveyor is responsible for cost planning and control
Liability
• The Architect is responsible for the design
• The Builder is responsible for the workmanship
Benefits
• This method requires the least Client involvement as the Architect works directly on their behalf
Risks
• The Architect can delay the Builder if the design is incomplete
• Builders compete on the lowest price, so there is a risk the winning price will fall short of requirements
• Additional works are inevitable as the Architect cannot foresee all works
